Built by a landlord, for landlords who are tired of being a number.
Bistab started with a simple frustration: watching good rental properties get generic, distracted management. Here's the story, and what it means for how we work.
The open home that never happened.
Bistab didn't start with a business plan. It started with a bad experience. When Sukhdeep bought their first investment property, they did what most first-time landlords do — handed it to a property management company and expected the basics to be taken care of. The listing went up on the usual sites. The enquiries barely trickled in.
Then came the open home nobody showed up to. The property manager simply didn't come. When Sukhdeep followed up with one of the people who'd booked a viewing, the story that came back was worse than a missed appointment — she'd been told by the property manager that the house "wasn't the right fit" for her. That wasn't the property manager's call to make. It was the landlord's.
That was the moment Sukhdeep decided to stop trusting the process from a distance and start learning it properly — tenancy law, negotiation, what good communication with tenants actually looks like. It wasn't a fast education and it wasn't always smooth, but doing things properly and treating people like people got results. In the years since, Sukhdeep has watched other landlords go through the same thing: property managers cutting corners — not doing enough due diligence on new tenants, letting paperwork and compliance slide, underpricing rent below market — treating a tenancy like a volume business rather than someone's home and someone else's investment.
No landlord should have to learn that the hard way. That's the reason Bistab exists.
Bistab Property Management Limited is a registered New Zealand company. It started in South Auckland, where Sukhdeep's own rental properties are — and that's still where the local knowledge runs deepest — but Bistab now works with landlords across greater Auckland.
The things we won't compromise on.
Small by design, not by accident
We're not chasing volume. A smaller book of clients means routine inspections that are actually routine, and a maintenance issue that gets a same-day reply.
Fees that scale the right way
Management fees step down as your portfolio grows — 6.99% for your first one or two properties, down to 5.99% for six or more. Published, not negotiated in a phone call.
Your rent, kept apart from ours
Client funds are held in a separate trust account, apart from Bistab's own operating funds — kept safe exactly as good practice requires.
Paperwork a lawyer's actually reviewed
Our Management Authority and Terms & Conditions were drafted plainly and put through legal review before a single client sees them — not adapted from a template found online.
Local knowledge, not a franchise script
Bistab started in South Auckland — literally where the founder's own rentals are — and that's still where the local knowledge runs deepest. After 18 years in Auckland, that's suburb-by-suburb knowledge, not a one-size-fits-all franchise script.
Modern reporting, no black box
Owner statements and inspection reports come through a proper property management platform — not an email attachment you have to go digging for.
